Varsity Station Village
a transit oriented community

Master Plan now finalised

The Varsity Station Village Master Plan has been finalised and the Gold Coast City Council is converting it into a local area plan.

The draft master plan was released for public consultation in November 2008. Over 300 people attended seven events held during the four-week consultation period. The main queries from people attending the events included:

Many local people commented that it will be great for the community to have a train station and facilities close by. Submissions on the draft master plan closed on 5 December 2008. A total of 30 submissions were received, and were assessed and responded to individually by the planning team.

The final master plan has been condensed to provide potential developers of the site with a document outlining the technical requirements. The major amendments to the Master Plan as a result of these submissions include:

The master plan has been produced collaboratively over the past two years by a team of consultants led by the Department of Transport and Main Roads. The expertise included traffic and transport, architecture, urban design, engineering, housing and economics. The Gold Coast City Council and the Trackstar Alliance have also been involved in the planning process.

The consultation process is detailed in the Communication and Consultation Report.

The Varsity Station Village precinct will feature residential, retail and commercial buildings providing services, shops, employment and apartment style living all in close proximity to high quality public transport.

There could be between 600 to 900 residences, accommodating between 1250 and 1900 people. There will also be shops and commercial space which could provide up to 2500 office jobs, and up to 350 retail jobs. The Master Plan contains detailed information about the types of facilities, transport and public space for the site.
